North Texas water is hard, and sprinkler heads that reach the house are the single most common cause of ruined glass we see. Every cycle leaves a film of dissolved minerals on the pane; the water evaporates and the minerals stay. After a season or two the bottom band of the window looks permanently cloudy, and washing it does nothing, because the deposit has bonded to the glass rather than sitting on top of it.
Removing it is a restoration job. We use a mild acidic treatment and fine polishing compounds worked over the affected glass, then rinse and re-clean the whole window so it matches. It takes far longer than a standard cleaning and it is priced separately — usually per pane or per elevation, depending on how much is affected.
The honest part matters here: not every stain comes off. If the minerals have been sitting long enough to etch into the glass, no amount of polishing brings it back, and the only fix is replacement. We test an inconspicuous section before quoting and tell you plainly which panes will restore and which will not, so you are never paying to find out. Once the glass is clear, adjusting the sprinkler heads away from the house is what keeps it that way.
